Dallas apartment buildings — especially in Uptown, Victory Park, Deep Ellum, and Downtown — have stricter move-in/out rules than most cities. Here's the checklist your mover should already know.

1. Reserve the freight elevator

Most luxury buildings (The Taylor, Gabriella, M-Line Tower) require a freight elevator reservation 1–2 weeks in advance, with 2–4 hour blocks. Miss the window and you're carrying boxes up the stairs.

2. Get the COI right

Property managers want a Certificate of Insurance naming the building as additional insured. Common requirements:

• $1M general liability
• $2M aggregate
• $1M auto
• Workers' comp per Texas statute

Your mover should issue this within 24 hours.

3. Move-in fees

Dallas luxury buildings charge $250–$500 non-refundable move-in fees, separate from the security deposit. Budget for it.

4. Parking and loading zones

• Downtown — you may need a temporary loading zone permit from the city
• Uptown — many buildings have a single loading dock that's booked solid on Saturdays
• Suburbs (Plano, Richardson, Frisco) — usually fine, but check HOA truck-size rules

5. Time-of-day restrictions

Most buildings only allow moves Mon–Sat, 9am–5pm. No Sunday moves. Holiday weekends often blocked.
